Al Seef Tower

Intro:

Perhaps one hallmark of this tower is that it was built in record time--21 months (completed April 2005). Another point of interest is its design which incorporates a squared shape on the lower floors, a wider extended shape (due to balconies) at mid-level, a circular shape at the higher level, and a pyramid crown at top. It is definitely an eclectic design which may not work for everyone.

The project director Suheil Al Rayes spoke of the challenges in constructing such a tower:

"With different sized apartments on different floors there are more complex architectural and structural aspects involved than if you are building a tower with the same sized apartments throughout. We had to include a cantilever above the two bedroom apartments and a larger cantilever on the 36th floor above the three bedroom apartments. The cantilever on the 36th floor was particularly challenging."

The tower offers a range of residences from 2-bedroom to penthouses, which include spacious floorplans of 1900-6000 cubic feet. It also has standard amenities like pool and gym. A Mashreq Bank branch is housed at ground level. It is one of a few tower projects in the UAE for developer Deyaar.28-Jun-06

With Reference to MAG 218:

Al Seef tower is at the opposite side of the block (toward Media City), behind the MAG 218 tower. Between the two towers will be the 90-storey 23 Marina tower, the yet-to-be started 60+ storey Marina Gardens tower and the also yet-to-be started Emaar shopping mall. The Mashreq Bank branch in the tower's podium will be the nearest bank to the MAG 218.

Commentary:

This tower was the first to rise and be completed on what is sometimes referred to as the tallest block on the planet. At 45 floors it stood quite prominently in the block upon completion, but several 50+ storey towers have since come up nearby and the Al Seef will eventually be dwarfed by 23 Marina, which is being constructed beside it. The tower should remain somewhat notable for its unusual design; however, it is likely to have as many detractors as fans. 28-Jun-06

    Al Seef Tower, Al Habtoor Engineering

    As Dubai Marina takes shape in the fashionable Jumeirah area of the city, Al Habtoor Engineering Enterprises is making its mark on the prestigious development through the construction of Al Seef Tower – a towering new residential complex. Ben Smalley reports.

    Dubai Marina has fast become one of the most sought after addresses in the region as local residents and investors hurry to buy homes in the unique 'city within a city.'

    The vast project covers 50 million square feet, with luxury residential and leisure facilities covering 2.89 square kilometres – making the marina one of the Gulf's largest building projects.

    Once complete, the residential resort community will comprise a whole range of spectacular skyscrapers, built around an 11km man-made waterfront, and will be home to around 50,000 people.

    One of the many stunning residential towers constituting the marina development is Al Seef Tower, which is being built by Al Habtoor Engineering Enterprises on behalf of Global Real Estate Developers – a subsidiary company of Dubai Islamic Bank, designed and under the supervision of M/S Design Architecture Bureau (DAR).

    The 43-storey building will tower 215 metres into the sky and comprise two and three bedroom apartments and penthouses, as well as extensive leisure and entertainment facilities, when complete.

    According to project director Suheil Al Rayes, who has executed landmark construction projects in the UAE since 1984, time remains a critical factor for virtually all projects executed in Dubai:

    “Al Seef Tower is of unrivalled architectural and structural design and usually a project of this nature generally takes at least two and a half years, but we have a contract programme to complete it in 21 months,” he explained. “This keeps you under extreme pressure every hour – and there is no room for error or to relax.”

    The first major milestone was cleared on July 17 with the pouring of the raft foundation at the site opposite the Le Meridien Mina Seyahi Hotel – this was made more significant by the fact that the job involved the largest single pour raft foundation in the UAE.

    A total of 8330 cubic metres of concrete was delivered in 999 truck loads by M/S Unimix at a rate of 210 cubic metres per hour, and involved 1200 Al Habtoor Engineering Enterprises employees who undertook the largest single foundation pour within a 48 hour period.

    The next significant milestone was the completion of the complicated third floor, which includes a swimming pool and uses two different grades of concrete in the structure. This then paved the way for the next hurdle – the construction of the fourth floor, which contains the all-important transfer girdle that essentially supports the rest of the building above.

    Considering the complexity of the engineering design and execution, Suheil and his team decided to prepare for this crucial stage by creating a mock-up slab in order to avoid any unforeseen problems and obtain the approval of the consultant and clarification of critical details well in advance of the actual installation of such a major girder beam.

    “Because of the tight programme, and with no time for a second attempt, the site team decided to assemble a mock-up of a part of the girder to be able to analyse if and what problems may be faced during the actual construction,” Suheil explained.

    “Potential problems were identified, such as congestion in the reinforcing steel cage restricting the flow of concrete and. Subsequently, the original design was refined further by DAR’s engineers to ensure ease of construction and to iron out problems, identified earlier during the mock up stage.”

    The successful completion of one of the largest transfer girders in the GCC area stands out as a testament to the joint effort by both teams, of DAR and Al Habtoor Engineering Enterprises. DAR’s team provided excellent design, technical support and help. All this was complimented by the extensive expertise, know how and skills of Al Habtoor Engineering engineers, executing and completing the 1450 cubic meter ‘project within a project’ without a hitch.

    Suheil, who has worked for Al Habtoor Engineering Enterprises for 13 years, anticipates another tough challenge at the 36th floor – at a height of 136 metres – where a cantilever is required to be constructed. Planning for this stage is already well underway to avoid any delays by choosing the most suitable formwork design for this critical part of the project.

    “A high-rise is not like a conventional job because the working area is limited – you can’t work on higher floors until the ones underneath are complete,” he explained.

    Al Seef Tower is one of four residential and hotel towers that Al Habtoor Engineering Enterprises has been contracted to build within the Dubai Marina development, which Suheil believes is a testament to the unrivalled reputation the company has within the construction industry in the UAE.

    “It is important that Al Habtoor is present wherever there is a major development in Dubai,” he said. “In fact, it would be a surprise to anybody who comes to an area where massive construction is taking place if Al Habtoor Engineering Enterprises was not involved.”

    Suheil should know – he was worked on many of the prestigious projects which the company has been involved with in the country, including Creek Tower and the Metropolitan Palace Hotel in Deira, the Al Habtoor Residence and the Holiday Centre on Sheikh Zayed Road, and the Armed Forces Club and a number of towers in Abu Dhabi.

    The latest luxury apartment building in Dubai Marina is nearing completion as Al Habtoor Engineering Enterprises puts the finishing touches to Al Seef Tower ahead of its future residents moving in to their brand new homes.

    In just 21 months, a patch of wasteland on the edge of the stunning marine development has been transformed into a 215 metre high residential tower that combines elegance and architectural beauty fitting for one of the most prestigious residential addresses in Dubai.

    For project director Suheil Al Rayes, the achievement is capped by the fact that in almost two years, and with up to 3,000 people working on the site at any one time, not a single accident has occurred – a record which has won the project no fewer than six safety awards during the construction period.

    “Constructing a high-rise building always comes with risks, but we are proud to say we have not had a single accident,” he said. “It is difficult and costly to maintain this sort of safety record, but we have the highest standards as a company and safety will never be compromised - everybody working on the site is valued and important to us.”

    Al Seef Tower was designed by M/S Dar Consult and built by Al Habtoor Engineering Enterprises on behalf of Deyaar – a subsidiary company of Dubai Islamic Bank. Comprising 47 two-bedroom apartments, 96 three-bedroom apartments and 16 penthouses, as well as car parking, leisure and service facilities, the residential components of the building sold out before Suheil and his team even started work on site in June 2003.

    “The project has progressed perfectly,” he said. “We finished on time which nobody really expected for such a huge construction, especially as there were some changes to the design along the way. Normally a job like this would take 24 months, so to do it in 21 months was quite an achievement. There are other towers being built around here that started before us but haven’t finished yet.”

    Suheil attributes the successful completion of the building on time to meticulous planning and a dedicated team of contractors and subcontractors rising to the challenge.

    “The team were very professional - both our in-house team and the subcontractors,” he said. “Without good subcontractors you cannot succeed, and we had very good people working on this project. This also helped make it an enjoyable project to work on. There were areas of difficulty with particular floors, but we overcame them and are very happy with the result.”

    Al Seef Tower comprises two bedroom apartments from floors 4-11, three bedroom apartments from levels 12-35 and then penthouse apartments up to the 43rd floor. There is also car parking within the building, service areas for lifts and air conditioning coolers, as well as leisure facilities such as a swimming pool, gym, Jacuzzi, steamer and sauna.

When the job was first awarded to us we recognised this would be a difficult aspect of the construction and began thinking then about how we would do it. Rather than running the risk of delaying the project, it was studied well in advance and by the time we actually reached that level we knew precisely how we were going to do it and it was a piece of cake.”

    As Suheil and his team prepare to pack up their tools and move on to whichever major project is next assigned for them, they can’t help feel an immense sense of satisfaction.

    “You are always proud to see the completed project, especially when it is finished on time and with high quality like this,” Suheil said. “When you look at the building from a distance and re-live how every square foot was built you feel a real sense of achievement.”
